There are many ways of furnishing the room. The choice and type
of furniture and equipment available directly affect the price of your accommodation.
Basic set of items in a standard guest room:

In a room of a track-bounded accommodation the most important piece of furniture deserving a separate discussion is the bed. The quality of the bed is partly determined by its size. It is recommended not to use beds shorter then 2 meters or 2.20 meters in order to provide comfort to everybody. The mattress and its support also play an important role. Most people like rather rigid mattresses that smoothly support the body, but do not make the bed hollow. It might be particularly worth providing beds with a support that can be put in different positions if among your clients are elderly people. To benefit completely from such beds, you need an appropriate mattress that easily accommodates itself when its support is put in a different angle. Finally, to provide maximum comfort to your guests, place the bed in a quiet spot of the room, away from the light (window) and potential noise (e.g., old fridge, street).
When buying bed linen, you should think about sleeping comfort, price and resistance to washing. An anti-allergic mattress sheet, blankets and pillows should be preferred.
All pieces of furniture in the room should be functional and in harmony with each other.

Depending on the type of service you provide, you can add some optional equipment in the room. If you do not serve meals, cooking facilities (electricity or gas stove, oven, a kettle or a tea/coffee-maker, dishes and cutlery, fridge, etc.) can be installed individually in self-contained units (e.g., a cottage). Alternatively, they can be placed in the kitchen or a dining area/common lounge and shared by all the guests of your accommodation. Although such common facilities get dirty very rapidly, they will help keep the rooms clean and free of food.
In the rooms, additional equipment for entertainment such as a TV-set or a video can also be provided. Usually, this is not a high priority for the guests who come to enjoy activities and natural surroundings, so similar equipment in the common lounge is sufficient. Business travellers, however, are more concerned with private use of such equipment. As for availability of the phone in the room, nowadays the majority of tourists have their own mobile phones, so there is no need to install phones in each room. But you should be ready to give information about mobile phone providers, area codes, etc. At the reception, though, the phone is useful both for the accommodation business and for some of your guests.
Accommodations washing and drying facilities gain special importance. If you cannot offer them, you might regularly discover traces of humid clothes in undesirable places. So, washing machines and dryers or at least dry cells for wet clothes should be made available either on individual or shared basis. As an option, your accommodation can provide laundry service. In addition, you guests might need such items as an iron, alarm clock, etc.
